POSITIONING

A Principal-Led Investment and Development Platform

Grista Group invests its own capital across South East Queensland property, with a long-term focus on land supply, essential services and neighbourhood retail assets located within high-growth corridors.

Capital is committed to projects we originate, control or actively develop, ensuring alignment from initial assessment through planning, delivery and long-term ownership.

Where appropriate, we invite a small number of aligned investors to co-invest alongside us on a project-by-project basis. These opportunities are connected to assets within our long-term portfolio.

We do not operate a pooled fund or open investment platform.

STRUCTURE

Investment Structure

Each Grista investment is structured independently, with capital committed into discrete assets or projects rather than pooled vehicles.

This structure provides transparency and clarity for co-investors, with every opportunity assessed on its own merits, risk profile and lifecycle.

Investment participation is typically offered to a small group of wholesale and sophisticated investors with whom Grista has an existing relationship or strategic alignment.

APPROACH

How We Commit Capital

Capital is committed to projects originated, controlled or developed by Grista, where our planning, development and delivery capability is actively engaged from the outset.

Our in-house capability to assess value, informed by multidisciplinary experience across planning, development and investment, allows us to evaluate opportunities with clarity and discipline.

Balance Sheet First

Grista invests its own capital alongside partners, ensuring alignment at every stage.

Asset-Specific Discipline

Each opportunity is assessed independently, with a focus on downside protection, capital preservation and long-term asset quality.

Active Ownership

We remain directly involved from acquisition and delivery through to long-term ownership and optimisation.

CONTEXT

Investing Across South East Queensland's Growth Cycle

South East Queensland is entering a prolonged period of population growth, infrastructure investment and economic expansion, supported by structural fundamentals and accelerated by Brisbane 2032.

Grista's investment focus spans interconnected stages of this growth cycle, including land supply, essential services and neighbourhood retail. This enables early identification of opportunity, disciplined risk management and the creation of durable long-term value grounded in genuine local demand.
